Any complaints by a unit owner regarding the maintenance and condition of the common elements, limited common elements, actions of the Executive Board including its officers, agents, employees or independent contractors shall be made in writing to Management which shall be permitted (with the exception of emergencies) a reasonable time within which to study and act upon the complaint. 

Any consent or approval given by the Executive Board or its agent under these rules may be revoked or modified at any time and shall be considered a waiver in any way of the strict enforcement of these rules.

The foregoing rules and regulations are subject to amendment and to the promulgation of further rules and regulations in the manner provided for in the Declaration and the Bylaws.

Should the Executive Board be required to make any expenditure for the repair or replacement of any portion of the common elements because of damage, destruction, or injury thereto (with the exception of ordinary wear and tear) cause by one or more unit owners, or the family members residing in a unit of a unit owner, the unit owner or owners responsible for such damage or destruction or injury shall to the extent that the Executive Board is not required to maintain insurance to cover the damage, destruction, or injury, reimburse the Executive Board for such expenditure. 

Each unit owner shall be held accountable for any violation these Rules and Regulations by the family members, guests, agents, and/or employees of the unit owner and tenants. 

The Executive Board, Association and/or Management Company shall not be responsible for any package or article left with or entrusted to any employee or independent contractor. The Management Company or a member of the Executive Board may enter an apartment with an Association employee or independent contractor at any reasonable hour of the day to make emergency repairs to any of the building facilities.
